Looking for a property to rent can be stressful, so here at TLC Property we try to make it as simple as possible and keep you as informed as we do our landlords.

Please see below our guide to how we can help:

1. Register with us

Give us a call so that we can register your details and we can discuss your requirements in detail to make sure we match you up with the right property or keep you informed of anything suitable that is coming to the market.

2. Book a viewing

Arranging a viewing couldn’t be easier. Give us a call or drop us an email and we can arrange a viewing at a time to suit you Monday – Saturday and can also carry out viewings in the evening.

3. Agreeing a tenancy

Now that you have found the property for you, we will agree the terms of the tenancy with yourself and the landlord. An admin fee is payable at this point. Please see below for these fees.

4. Moving day

Once references are completed, tenancy agreements are drawn up and ready for you to sign. On the day of collecting the keys you will be required to pay your first month’s rent up upfront and a deposit of a month and half which will be protected for the duration of the tenancy.

If we are managing the property you will be informed of how to report a maintenance issue to us. Contact details will be provided if your landlord will be looking after you during your tenancy.

We can also help to arrange and set up your utilities for you, including phone and broadband to make your move even easier.

Letting Fees Information

Before the tenancy starts

Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent if the rent is under £50,000 per annum
6 weeks rent if the rent is over £50,000 per annum

During the tenancy

Payment of up to £50 if you want to change the tenancy agreement, upon agreement.
Payment of up to £50 if you want to change a tenant during the tenancy, upon agreement.
Payment of interest for the late payment of rent at a rate of 3% above Bank of England Base Rate.
Payment of £50 for reasonably incurred costs for the loss of keys / security devices, plus cost of replacement keys and locksmith.
Payment for Early Release from a Fixed Term Tenancy of up to £450 to cover reasonable costs associated with your early termination of the tenancy during the tenancy. Plus, any unpaid rent until the new tenants take up the new tenancy and all utilities associated with your tenancy.

During the tenancy (payable to the provider) if permitted and applicable:

Utilities, gas, electricity, water
Communications, telephone and broadband
Installation of cable / satellite
Subscription to cable / satellite supplier
Television licence
Council Tax

Other permitted payments:

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
